Located in the heart of the North districts of Bourges, mainly made up with sensitive urban areas and urban free zones, the North Cape site is separated from the town center by the valley of the Yèvre and the railway. The North Cape area‘s requalification is part of the second phase of the town’s Urban Renewal Plan.
The redevelopment of peripheral roadways helps build the soft links’ fabric, giving more a urban character than road to the fringes, secure pedestrian traffic and provide a better visibility to the shopping mall.
The recent destructions initiated an aperture of the block, which is allowed to remain an open place, a clearing in the city. The concept of “urban landmark” is here to remember.
The requalification of the shopping mall and the creation of a multifunctional urban plaza in the heart of the Gibjoncs and Chancellery neighborhoods should help to change the image and to make “gate” on these neighborhoods.
The establishment of an alternative stormwater management and the creation of a planted public space planted would give a strong identity to the area, and would also allow the economy of
