The Sud Triage site is marked by the presence of railroads and little qualitative industrial activities (activities of locomotives deposit, cement works, automobile cleanup). The zone as well as the main road of access called “chemin du corps de garde” is degraded and badly maintained, part s of the site fall into fallows which are sometimes used as uncontrolled dump site. The registration of the site in PPRI as well as the presence of polluted grounds strengthen the technical constraints of the project.
To optimize and re-qualify this land, the Marne and Chantereine agglomerations decided to create a 21 hectare urban development zone, among which 127 000 m ² of grounds transferable or susceptible to activities. The envisaged program would allow to build approximately 80 000 m ² in 95 000 m ² of buildings.
The Marne et Chantereine agglomeration aims to direct the definition of the urban development zone according to the principles of sustainable development, in particular through an alternative management of rainwater and constitution of a soft weft (pedestrians and cycles)
Parkway l is the main landscaping principle. Plantations of alignment and space out landscaped buffer zone have to arrange the transition between the site of the urban development zone and the surrounding living districts.
